Title: Parking Business Manager
Reports To: Vice President, Parking Operations
FSLA: Exempt

SUMMARY:
Responsible for business operations for TMC’s contract parking segment. Works with customer contacts to maximize parking utilization and markets parking availability to institutions at many levels. Tracks and analyzes contract parking’s key performance indicators. Suggests opportunities to grow contract parking business. Provides meaningful reports, data and analysis to management team and institutions.
ESSENTIAL FUNCTIONS:
• Manages all parking space inventories, including physical and system space counts, keeps management aware of availability and uses this information to create opportunities to maximize revenues.
• Meets regularly with operational management to resolve parking issues, foster open communications, develop new contract opportunities and build our institutional contract business.
• Develops and manages periodic focus groups, surveys and other methods of gathering feedback and input from our institutional parkers.
• Conducts rate surveys and contributes to contract rate setting process.
• Studies the marketplace and parking systems to suggest new parking products for contract parkers.
• Manages contract parking assignments to promote maximization of facility occupancy.
• Develops, updates and analyzes numerous weekly and monthly contract parking reports for internal and external customers.
• Provides assistance to Billing Dept in resolving issues and discrepancies with institutional parking invoices.
• Leads annual contract revenue budget development. Tracks, researches and reports on variances throughout the budget year. Provides ideas and suggestions for increasing revenue and/or recovering shortfalls.
• Provides support of contract card management, contract application, termination and change process and Call Center backup in emergency situations which could include participating in multiple-day, ride-out team situations.
• Manages company’s parking card program for vendors and monitors activity for compliance. Works with departments managing vendors to assure program is efficient to use and adequately protects our assets.
• Readily provides cross-functional back-up support to other departmental managers.
• Willing to work offset schedule to meet various customer and business needs which can result in weekend and night work. Willing to take on-call duties in rotation.

Minimum Requirements:
Bachelor’s degree required or 2 years of comparable experience plus required related experience may be considered in lieu of diploma.
5 to 7 years of managerial experience in a customer service environment with sales experience and reporting/statistical skills.
A strong team player who enjoys hands-on leadership.
Excellent verbal and written communication and strong presentation skills.
Must demonstrate strong business ethics and integrity.
Must balance customer service with parking organization assets.
Excellent customer service, team building and conflict resolution skills.
Effective coaching and performance management skills required.
Must have proven effective process improvement experience.
Must be able to build consensus and work effectively across departments.
Ability to handle multiple projects and tasks.
Must lead by example TMC safety standards.
Knowledge of word processing and spreadsheet software required.
Must be able to effectively and efficiently navigate multiple software applications or databases.
Willingness to work flexible schedules to meet team needs.
Must have personal vehicle for transportation between parking facilities.
